Surveys
DO YOU REQUIRE A SURVEY?
Whether your paying cash or financing your new home through a bank or building society, your solicitor and yourself will want to know if your getting value for money.
As Chartered Surveyors, we can supply 2 main types of surveys:-
1. RICS House Buyers Report
Usually takes the form of 1 or 2 pages. The format of the report is designed by and for the benefit of the bank or building society who are mainly concerned with their financial security.
2. RICS Home Buyer Survey
This report was designed by the Royal Institution of Chartered Surveyors for the benefit of the purchaser. It highlights any problem areas of structure from the damp proof course to the chimney pots and makes recommendations of essential works and repairs. This is a detailed report which provides 8 or 9 pages of information including opinion of value and recommends appropriate insurance cover.
3. Structural Survey
This office does not provide this type of highly specialised survey but may recommend one in a Homebuyer Report e.g Further investigation required regarding stability of the structure or foundations.
Armed with the full facts you and your legal advisor can then make a proper and measured assessment of the property.
THE SURVEY WILL BE CARRIED OUT BY A QUALIFIED SURVEYOR, A MEMBER OF THE ROYAL INSTITUTION OF CHARTERED SURVEYORS WITH NUMEROUS YEARS OF EXPERIENCE INSPECTING PROPERTY IN THIS LOCALITY
