6 Pointers to buying land

If you’re looking to buy land for sale in Northern Ireland, follow these 6 simple pointers:

  • Make it clear why you’re buying the land. Figure out your long-term plan for the land, whether it’s to become a smallholder or to build your own home
  • Think about what type of land you want. The two main types being Brownfield and Greenfield lands. The former being a site that has or had buildings on it, and the latter being undeveloped, the likes of fields
  • Spend time getting to know the area you’re looking at. Price of land for sale can vary strongly based on location. You also want to consider future neighbouring developments and access to infrastructure
  • Depending on what you intend to do to the land, you may want to find out whether you need planning permission for any building on the land.   • Get the land properly surveyed! This may seem less necessary for an empty field, however it’s still important. Boundaries, powerlines overhead, rights of way and flood risks are the reasons its always important to have land surveyed by a chartered professional
  • Understand you are not likely to make a quick profit off land, therefore it’s a good idea to think of it as a long-term investment where you can judge the optimum time to develop on the land or sell it
